Packages are delivered to our secure Luxer package room. Once your package arrives, you will receive a notification with a unique access code, allowing you to pick it up at your convenience—any day, any time.
Water and sewer services are billed with your rent based on usage. Electricity must be set up separately through Georgia Power prior to your move-in.
Residents may choose between AT&T or Xfinity. AT&T quick-connect boxes are already installed in each apartment for easy setup.
No, subletting is not permitted within our community.
Rent is due on the 1st of each month. A grace period is provided through the 3rd. Late fees will be applied starting on the 4th.

Our pool and courtyard areas are open daily from 9:00 AM to 10:00 PM, providing plenty of time to relax and enjoy the amenities.
Our fitness center is open 24 hours a day, so you can work out whenever it fits your schedule.
Apartment Features & Home Customization
Your new home will be fully prepared to ensure a clean and comfortable move-in experience. This includes fresh paint, a professional cleaning of the entire apartment, and carpet cleaning or replacement depending on its condition. We also complete a full inspection to ensure all appliances and systems are in proper working order.
Absolutely! We encourage you to make your space feel like home. Just keep in mind that any modifications or decorations must be removed and the apartment returned to its original condition upon move-out to avoid potential charges.
Each home comes equipped with a washer and dryer, dishwasher, stove, oven, microwave, and refrigerator with freezer.
At this time, we do not offer furnished apartment homes. However, we have some great recommendations on people who can assist with rental furniture!
Leasing & Application Process
No, we currently do not offer short-term lease options. We currently offer 12-15 month lease terms.
Yes! We do offer corporate leasing options. Please contact our leasing office for more details and availability.
Application processing typically takes 3–5 business days. We use a third party called Approve Shield who assist with credit, background, and income screenings.
Rent can be paid online through your resident portal using debit, credit, or e-check. You may also pay in person at the leasing office with a cashier’s check or personal check.
Yes, renter’s insurance is required for all residents. If you need assistance, our team can provide recommendations for trusted providers.
Maintenance & Resident Services
Yes! We have a dedicated on-site maintenance team available, including 24-hour emergency maintenance services to ensure any urgent issues are addressed promptly, even outside of regular business hours.
Submitting a service request is simple and convenient. You can place a maintenance request through your resident experience app at any time. Our team will review your request and respond within 24 hours.
All maintenance requests are handled in the order they are received to ensure fairness. However, emergency situations such as water leaks, HVAC outages, or safety concerns—are prioritized and addressed immediately.
No, you do not need to be present unless specifically requested. Our maintenance team can enter your apartment to complete the work. We kindly ask that all pets are secured to ensure the safety of both your animals and our staff.
If you are locked out during business hours, simply visit the leasing office with a valid ID, and we will assist you with access to your home. For after-hours lockouts, residents will need to contact a locksmith at their own expense.

Yes, we do have breed restrictions. These include Pit Bull Terriers/Staffordshire Terriers, Doberman Pinschers, Presa Canarios, Alaskan Malamutes, Rottweilers, Chows, Akitas, and Wolf-hybrids.
